It is the question every Dubai owner asks first, and the one that attracts the least honest answers. Anyone quoting a single guaranteed figure for a one-bedroom apartment without seeing the unit is guessing. What can be explained clearly is the structure of the income — the variables that determine whether two identical one-bedroom apartments earn very differently.
Why there is no single number
Holiday home income is the product of two moving parts: the average nightly rate achieved and the proportion of nights booked. Both vary by:
- Location and building. A one-bedroom on Bluewaters or in Downtown with a Burj Khalifa view sits in a different rate bracket to one in a residential inland community.
- View and floor. Within the same tower, a sea or landmark view is a measurable premium.
- Furnishing and design standard. Guests pay for interiors that photograph well and feel considered.
